International Office Center & Holiday Inn, Matteson, IL

Brijus acquired this mixed-use asset consisting of an office building of 120,000 rentable square feet and a full service, 204-room Holiday Inn hotel/conference center as a single asset.  Shortly after the purchase, Brijus subdivided the property through a vertical sub-division.  In the process, significant value was created since the individual parts were more valuable than the whole property.  Upon stabilization, each of the properties were separately refinanced for a combined total of $5,000,000 in excess of the original purchase price.  The hotel was subsequently sold and Brijus still owns and manages the office building.
